LEASE AGREEMENT

This Lease Agreement (“Agreement”) is made and entered into on [DATE], by and between [LANDLORD NAME] (“Landlord”) and [TENANT NAME] (“Tenant”).

1. PREMISES. Landlord hereby leases to Tenant the residential property located at [ADDRESS] (“Premises”), for use as a private residence only.

2. TERM. The initial term of this Lease shall be for [TERM LENGTH] months, commencing on [START DATE] and ending on [END DATE]. At the end of the initial term, this Lease shall automatically renew for successive terms of [TERM LENGTH] months each, unless either party gives written notice to the other at least [NOTICE PERIOD] days before the end of the current term of their intention to terminate this Lease.

3. RENT. Tenant shall pay Landlord rent in the amount of [MONTHLY RENT] per month, due on the [DUE DATE] of each month. 4. SECTION 8. Tenant represents and warrants to Landlord that Tenant is a recipient of Section 8 housing assistance and agrees to comply with all the terms and conditions of the Section 8 program. Tenant shall be responsible for complying with all obligations of the program, including but not limited to making timely payments of Tenant’s portion of the rent to the appropriate authority.

5. SECURITY DEPOSIT. Tenant shall deposit with Landlord the sum of [DEPOSIT AMOUNT] as security for Tenant’s faithful performance of the terms of this Lease. Landlord shall return the security deposit, less any deductions for unpaid rent, damages, or other charges, within [RETURN PERIOD] days after the termination of this Lease.

6. USE OF PREMISES. Tenant shall use the Premises only as a private residence for Tenant and Tenant’s immediate family. Tenant shall not use the Premises for any unlawful purpose or in any way that would disturb the peaceful enjoyment of the property by other tenants or neighbors. Tenant shall comply with all applicable laws, regulations, and ordinances, and with all rules and regulations of the building and the Section 8 program.

7. CONDITION OF PREMISES. Tenant acknowledges that Tenant has inspected the Premises and that the Premises are in good and habitable condition, suitable for Tenant’s use. Tenant shall maintain the Premises in a clean and orderly manner, and shall report any repairs or maintenance needs to Landlord promptly.

8. ALTERATIONS AND IMPROVEMENTS. Tenant shall not make any alterations or improvements to the Premises without Landlord’s prior written consent. If Landlord consents to any alterations or improvements, such work shall be done in a workmanlike manner and at Tenant’s sole expense.

9. ASSIGNMENT AND SUBLETTING. Tenant shall not assign or sublet the Premises or allow any other person to occupy the Premises without Landlord’s prior written consent.

10. DEFAULT. If Tenant fails to comply with any of the terms of this Lease, including but not limited to the obligation to pay rent, Landlord may terminate this Lease and pursue any available legal remedies.

11. GOVERNING LAW. This Lease shall be governed by and construed in accordance with the laws of the state of [STATE].

12. ENTIRE AGREEMENT. This Lease contains the entire agreement between the parties and supersedes all prior negotiations, understandings, and agreements between them. This Lease may not be amended except in writing
